Compare commercial electrical contractors on project fit, scope and coordination, not just the bid total. An operating business, tenant build-out and new installation have different access and approval requirements.
Verify project-specific qualifications
Ask which licensing or registration requirements apply to the work and jurisdiction, and request current insurance evidence. Confirm landlord or general-contractor documentation requirements before mobilization. Avoid assuming a particular insurance limit or certificate wording is required for every project.
Use comparable scopes
Supply the same drawings and equipment schedule to each bidder. Ask them to identify exclusions, allowances, owner-supplied equipment and work by other trades. Clarify whether temporary power, finished-surface repair and closeout records are included where relevant.
Assign approvals and shutdowns
Confirm who prepares permit information, coordinates inspections and communicates with the utility if required. Identify the person authorized to approve an outage, affected business systems and acceptable work windows. Do not treat a contractor’s availability as proof of either competence or lack of work.
Check relevant references
Request examples or references for comparable scope where the contractor can share them with permission. Ask about communication, changes and closeout as well as workmanship. Do not rely on named-client claims unless the relationship and relevance can be substantiated.
Put changes and handover in writing
